Originally constructed in 1949, Massachusetts’ Holyoke Veterans Home is undergoing a major modernization to provide long-term care for medically vulnerable veterans. As part of a $483 million initiative, managed by Commodore|Walsh Holyoke Joint Venture, Northern Construction is proud to be part of the team building a new, state-of-the-art, eight-story, 350,000-square-foot campus.
The new facility will add 234 long-term care beds and include numerous amenities. This scope of work also includes a $36 million subcontract for comprehensive site work, earthwork and utility construction.
The Scope of Our Work
Site Preparation & Earthwork
- Constructed a 600-foot-long, 25-foot-high MSE slope/wall to expand the building site and stabilize a 50-foot-high slope along the western perimeter, using 40,000 cubic yards of onsite and imported structural fill.
- Excavated and exported approximately 90,000 cubic yards of earth for the new building foundation, along with 35,000 cubic yards of structural fill.
Temporary Support of Earth Structures (SOE)
Installed 70+ drilled soldier piles and 40 tiebacks to support a 31-foot-deep excavation for the new building foundation adjacent to the existing building.
Ground Improvements
- Installed over 300 Vibro Piers (VPs) across a 325,000 square-foot area around the perimeter of the new building.
- Performed Rigid Inclusion (RI) ground improvements beneath 6,000 square feet of the new building foundation.
Geothermal Well System
Installed a closed-loop piping system spanning 150 feet in length and 505 feet in depth.
Additional Civil and Site Work
- Traffic management.
- Selective demolition.
- Utility construction.
- Removal and relocation of existing utilities.
- Installation of various precast concrete retaining walls.
- Paving of bituminous concrete parking and roadway areas.
- Various other site improvements and incidental work.
Unique Project Challenges and Solutions
Maintaining Facility Operations
The phased construction requires meticulous planning to minimize disruptions to veterans, staff and the community. To this end, we redesigned and built a temporary access roadway to separate construction traffic from facility access.
Accelerated Construction Schedule
Strategic planning, expert collaboration and resource access allowed us to begin work just one week after the contract award. Overtime and weekend work enabled the foundation to start months ahead of schedule, with essential earthwork, MSE slope construction and SOE installation completed in just six months.
